Mortar is sacrificial by design — it's meant to weather before the brick does. Over decades, and faster in the salt air and freeze-thaw swings of the South Shore, the joints erode, crack, and recede. We grind out the failed mortar to the correct depth — roughly two to two-and-a-half times the joint width, not a thin smear over the surface — and repack it with mortar blended to match the original in both color and hardness. On pre-1940 Quincy-area homes that means lime-based mixes; modern Portland on soft historic brick cracks the brick and we never use it where it doesn't belong.
